Nothing dampens the joy of booking your new home faster than getting stuck in a multi-week bureaucratic loop with the bank's credit operations team.
You thought you submitted everything on Monday. But on Thursday, the loan officer calls: "Sir, the third page of your June bank statement is missing." The following Tuesday: "Sir, we need the Registered Conveyance Deed from 2004, not just 2012." Two weeks pass, your token advance deadline looms, and your sanction letter is nowhere in sight.
In Indian retail banking, over 70% of processing delays are caused by incomplete, mismatched, or improperly certified documentation.
To ensure your home loan sails through underwriting in 7 to 10 working days, here is the complete, master document checklist categorized into three distinct folders.
PAN Card: Clear digital copy. The name on your PAN must match your Aadhaar, bank accounts, and property purchase agreement letter-for-letter.
Aadhaar Card (Masked): Under UIDAI and RBI guidelines, submit a Masked Aadhaar where the first 8 digits are blacked out, and only the last 4 digits and QR code are visible.
Current Residential Proof: If your current living address differs from your Aadhaar (common for renters in Bangalore, Mumbai, or Pune), provide a registered rent agreement alongside a recent utility bill (electricity, gas, or broadband bill under 60 days old).
Passport-Size Photographs: 3 recent color photographs signed across the front.
Processing Fee Cheque: Issued from your primary salary/operational bank account.
Salary Slips: The latest 3 to 6 months of corporate pay slips. Must clearly show gross earnings, basic salary, HRA, special allowances, and statutory deductions (Provident Fund, Professional Tax, TDS).
Form 16 (Parts A & B): For the preceding 2 financial years, downloaded directly from the TRACES portal with valid digital signatures.
Salary Account Bank Statements: Official PDF statements for the last 6 months.
Important Rule: Must be downloaded directly from your bank's net banking portal. Avoid camera photos of paper passbooks or truncated Excel spreadsheets.
Appointment Letter / Increment Letter: Confirms total corporate vintage and confirms your employment status is confirmed (not on probation).
ITR Acknowledgements: Complete ITR-IV or ITR-V filing receipts for the preceding 3 assessment years.
Financial Statements: Balance Sheets, Profit & Loss Statements, and Audit Reports (where turnover exceeds audit thresholds under Sec 44AB) certified by a Chartered Accountant.
CA-Certified Computation of Income: Detailed computation sheets for the last 3 years.
Current Account Bank Statements: 12 continuous months of all operative current accounts and cash-credit (CC/OD) limits.
Business Proof: GST Registration Certificate, Udyam Aadhar Registration, Partnership Deed, or Certificate of Incorporation with MOA/AOA.
Tax Payments: Advance Tax Challans and GSTR-3B filings for the current financial year.
This is where unassisted buyers face the greatest difficulty. Bank legal panel lawyers require a spotless, unbroken 30-year chain of title deeds:
Agreement for Sale / Builder-Buyer Agreement: Duly registered with the sub-registrar office, carrying stamp duty payment receipts.
Allotment Letter / Possession Letter: In the case of ready-to-move builder apartments or cooperative housing societies.
Chain of Prior Conveyance Deeds: If purchasing a resale property, you need original or certified copies of every sale deed transferring ownership from Owner 1 ➔ Owner 2 ➔ Current Seller. An unbroken 13 to 30-year chain is mandatory for clear, marketable title.
Encumbrance Certificate (EC): Form 15 (showing all registered transactions on the property) and Form 16 (Nil Encumbrance Certificate) for the past 13 to 30 years issued by the Sub-Registrar.
Approved Building Plan & Sanction Order: Certified building layout and floor drawings sanctioned by the municipal authority (e.g., BBMP, BDA, DDA, BMC, or Gram Panchayat with NA order).
Property Tax Receipts & Khata Certificate: Latest municipal property tax paid receipt, alongside Khata Certificate (A-Khata in Karnataka, or equivalent local extract).
NOC from Society / Developer: Confirming no pending maintenance dues and granting permission to mortgage the flat.
Gathering 25 different property and income documents, matching names, verifying stamp duties, and coordinating with municipal registries is intimidating.
